The EoG Score
The EoG Score is a 0–100 composite rating of a parcel's investability. It is the first stage of the pipeline: every parcel in the portal — seeded or added via Desk Analysis — carries a score, a tier, and the six dimension scores behind it.
Dimensions by asset type
The dimension set adapts to the parcel's asset type. Raw land is judged on title and site fundamentals; structured assets on the building and utilities; distressed assets on the discount.

- Title Integrity — strength and authenticity of the title documents (C of O, registered survey, deeds).
- Ownership Chain — continuity and cleanliness of the chain of assignments from root of title to seller.
- Terrain — topography, drainage and buildability of the site.
- Access — road access, frontage and seasonal passability.
- Market Growth — corridor momentum: comparables, infrastructure pipeline, demand.
- Regulatory — planning status, excision/gazette position, consent requirements.
- Structure Condition (STR) — state of the existing improvements.
- Utilities (STR) — power, water and drainage connections.
- Location Premium (STR) — micro-location value within the district.
- Discount Depth (DST) — depth of the discount to market and the cost to regularise.
Weighting
Dimensions blend into the overall score with fixed weights. Title and ownership dominate — that is the product thesis: verification risk matters more than anything else.

The score is the weighted average, rounded to a whole number:

Tiers

A high score is not a clearance
The score is a desk-level rating. A parcel can score well and still carry a fatal risk flag — and only a CLEAR LandSnap verification unlocks escrow release. Score first, verify always.
How the UI reflects it
- Portfolio cards show a mini score dial and the tier pill (gold for S, sand for A, grey for B). The dial sweeps gold above 80, muted khaki from 65–79, and grey below.
- The parcel report opens with the large animated dial — tier letter and
score / 100at the center — beside a bar legend of the six dimension scores. - The radar chart plots the six dimensions as a gold polygon, so the shape of the parcel's risk is visible at a glance: a strong parcel is a fat, even polygon; a title-compromised one caves in on the Title Integrity and Regulatory axes.
- The map colors every marker by tier, using the same gold/sand/grey scale.
